12th Street Corridor Plan

LOCATION:  Little Rock, Arkansas

The City of Little Rock commissioned Crafton Tull to prepare a plan for the revitalization of the 12th Street corridor. The study investigates physical and financial opportunities for a 31-block section of the corridor, as well as the adjacent neighborhoods four blocks to the north and south, located in an inner-city community that has been forgotten by the development community for several decades. The study area is surrounded by the University of Arkansas for Medical Sciences and the University of Arkansas at Little Rock, and has three public investment projects planned or under construction. The intent of the study is to create a vision for the area while positioning it to receive the proper types of development to support the neighborhood population while enhancing the quality of life. Our team facilitated the input process while completing inventory and analysis, market analysis, program development, land use/zoning/transportation recommendations, development capacity analyses, development proformas, catalyst site identification, corridor plans, prototypical development solutions, and action plan development.
